INSPECTION OVERVIEW

There is no grading system for home inspections. A home cannot “fail” an inspection. A professional home inspection gives you an independent, unbiased view of any problems and their solutions, so that you will have the facts you need to make a sound, informed decision.

Our inspection starts with the Foundation and Structure. We’re looking for any structural problems, of course, but we also look for signs of dampness, and for any signs of damage.

Heating and Cooling systems are a major part of the inspection, and they are examined for age, condition and operation.

Plumbing systems are checked: water service, water distribution, waste collection and ventilation, and bathrooms and plumbing fixtures are inspected as well.

The Electrical system is inspected, from the service drop (or service entry) through service panel boxes and accessible electrical outlets. Kitchen appliances are checked for age, condition and operation.
In the interior, floors, windows, walls, ceilings and fireplaces are inspected. So is the Attic, including insulation, ventilation and other conditions in the attic space.

On the exterior, the inspection includes the lot grading, gutters and downspouts to determine if any water problems might be developing. Also, we’re interested in the exterior finish and trim to see if any issues have developed there.

The roof system gets an inspection. We say “system” because it includes not only the roofing materials but also the protective flashing, and anything that attaches to, or penetrates the roof: vents, chimneys and the like.
As we proceed through the inspection, each component or systems is described and recorded in a report: materials used, age, condition, operation.

In the process, we’ll try to determine if there are any issues or problems. If we find any, we’ll explain them to you, and then document what we found in your report. By the way, we’ll also identify any equipment that might need replacing in the near future, with a general range of costs for replacing it.

When the inspection is complete, we will hand you a printed report that contains our findings.
