FREQUENTLY ASKED QUESTIONS

Can I be at the inspection, and how long will it take?
Absolutely you should be there. We want to explain how systems work, how to maintain them, and about how long it will be before they need replacing. Also, if we run into an issue or problem, we can explain it to you, and the type of trained personnel it will require to remedy it. Going through all this takes the better part of a morning or afternoon—about 3 hours—but it’s an investment of your time that will pay off in the future.

How much does an inspection cost?
Fees vary. Our fees are based on the size and complexity of the property – typically reflected in the sales price. Contact our schedulers for a price quote.

A friend of mine is in the construction business. Why don’t I get him to inspect the property?
Your friend is undoubtedly good at what he does, but what he does is not home inspections. A home inspection requires more than knowledge of current construction methods and materials. It also requires thorough training in past practices as well as the unique process of systematically inspecting an existing structure and documenting the results. Finally, Maryland law specifies that only inspections performed by a licensed home inspector are considered valid.

Should my Realtor be there?
Yes. The Realtor is usually the one who provides access to the house, because we do not carry “lock box” keys. Furthermore, your Realtor can help you understand how the inspection findings might affect your purchase contract, and can prepare any additional materials needed.

Does the Seller have to make needed repairs?
That depends. For example, it depends on the type of repair required. If it is something covered by standard real estate contract provisions used in the Washington area, generally the burden of repair would fall on the Seller. But it also depends on whether you choose to request the repair be done. Some Buyers would rather have control of the repair process (and the contractor) themselves—after all they are the ones who will be living in the house. Your best bet is to let your Realtor guide you in these decisions.

What about testing for radon gas, lead based paint, or mold?
We undertake this type of testing when requested, aided by professional staff from our affiliated testing labs. These tests are scheduled for you when you book the inspection appointment.

Can I call you for advice after the inspection?
Yes. We maintain contact with our customers and try to respond to any inquiry you may have.
